Our Approach

Stage 1: Foundation

The site of the project has been prepared.  Land is cleared of trees or debris; necessary rough grading is completed for the ideal surface; and the staking of the house location is complete. It is time to start your project!   Excavation for those with basements and foundation forms are set; in-slab plumbing is installed; and the concrete is poured and cured.

Tip:  In our experience, this is the point when many people wonder if their home will be large enough.
Seeing the foundation without walls can be very deceiving.  Remember all the factors that were considered when making the plan, and trust in it.

Stage 2: Framing

You will be surprised with how quickly the framing process is completed.  One day there’s nothing but slab.  A few days later you drive by and there’s a house there – well, at least the framework of one.
This is when you get your first true sense of your home’s size and shape.

Stage 3: Roofing

This is when the structure becomes “weatherproof.”  We also install the windows and wrap the exterior walls with sheathing.

Stage 4: Drywall Prep

All electrical wiring, outlets and breaker boxes are installed.  Air conditioning and heating equipment is put in place, as well as all the plumbing.  This is also when municipal inspections are completed.

Stage 5: Drywall and Exterior Finish

Once electrical, plumbing, and HVAC have been installed, we complete an inspection.  Then insulation goes in and both exterior and interior wall surfaces are covered and finished.

This is when your home takes on its finished look.  Pulling all of your chosen material together, including: brick, stucco, siding, wood or nichi, and/or stone.

Drywall is installed and texture is applied inside.

Stage 6: Wood Trim and Doors

Once the drywall is complete and the texture has cured, the finish carpenters arrive to install all the interior doors and molding, as well as any staircase railings and balusters.

Stage 7: Cabinets, Countertops, and Paint

Kitchen and bathroom cabinets are installed, and countertops are set in place.  Simultaneously, the entire interior has been primed and painted.

Stage 8: Fixtures and Flooring

After the paint is dry, we are ready to install the flooring, plumbing fixtures, and lights.  We are ready for our final touches and for you to see your new home.

Stage 9: Homeowner Acceptance

This is when we will introduce you to your new home, pointing out all its unique features and systems.  Together we will perform a thorough inspection of your entire home to assure that it meets our high construction standards.  You will be given the keys to your brand new home.
Congratulations!

Custom Homes & Remodeling

As you begin a project, whether it is a house, remodel, or an addition, there are many things to consider. Functional Space is a top priority for a properly designed home, and one that meets your needs. Do you wish to have all of your bedrooms located together, or your master suite separated from the other bedrooms? The Laundry and Mudrooms are great areas to help keep your whole home organized. Do you want separate rooms, combined, or just laundry?

 These include:

Space Planning

  • Avoid the master suite near media rooms, game rooms, and family rooms due to the noise that can filter into your room.
  • Keep kitchens near formal dining and family rooms; it’ll make hosting friends and holidays much easier!
  • Consider whether you want your common spaces to be open or separate; kitchen, dining, living room.
  • Do you wish to have all bedrooms on same side of house, or your master suite separate from the other bedrooms.
  • Laundry room and Mudroom.  Will they be joined, or separated with their own space?

Traffic Patterns

  • Eliminate hallways. Hallways waste valuable space.  Use rooms instead of hallways to make the home feel larger.   Hallways also interfere with sight lines.
  • Allow for multiple approaches to the kitchen for good circulation.
  • Think about how well your furniture fits.  For instance, will the family room accommodate your oversized sectional?  Is there a spot for that flat-screen TV?  Is there wall space for your king-size bed? Does your billiard table fit in the game room?  If you buy new, just a reminder to measure and think of the layout you prefer.

Windows and Natural Light

  • Never underestimate the impact of well-placed, properly scaled, perfectly oriented windows.  Windows can make your home seem larger.  Additionally, large windows make dining rooms more appetizing, and well-placed windows can help expand a family room.
  • Natural light from windows can affect your mood.  For instance, brighten the kitchen with an unexpected accent window.  Also, master bathrooms come alive with translucent windows.

Sight Lines

  • When considering a house on paper, there are easy mistakes that can be made, and it is especially easy to underestimate locations of walls, windows, and rooms.  Sight lines can hide some of their best features.
  • With narrow hallways and ill-placed walls, they can make even the largest homes feel claustrophobic.

With experienced professionals to support you through this process, you will be able to have the house you dreamed of.
